Tourist Developments in the Comporta-Melides Greater Area

Portugal has become one of the most popular tourist destinations in Europe. In recent years, the country has attracted many real estate investors, both national and foreign, who have taken advantage of the competitive prices, tax benefits, and quality of life.








The municipality of Grândola, located in the Alentejo region, is a highly sought-after area for tourists and the real estate market.

It is home to the renowned resorts of Comporta and Melides, which offer unspoiled beaches, natural reserves, golf courses, luxury restaurants, and exclusive accommodations.

Over the last decade, these resorts have experienced significant growth in tourism and real estate, attracting VIPs such as Madonna, Christian Louboutin, and Philippe Starck, who have made it their home. The area is popular with high-end clients who seek to escape the chaos of the big cities and enjoy a pristine natural landscape with top-notch services. 


In 2010, when I decided to buy land halfway between Comporta, to the north, and Melides, to the south,

there was only one 4-bedroom hotel in the area, Casas na Areia. By Aires Mateus, this small project represented Portugal at the Venice Architecture Biennale.

Otherwise, there were just a few fishermen's and farmers' bars and some typical, modest "tabernas" where you could eat excellent local fish.

Today, the area between Comporta and Melides, in the municipality of Grândola, has a long list of upscale restaurants, bars, beach clubs, and recreational activities available.



















and a multitude of tourism projects, already operational or in progress, of which 27 are large and very large and represent a total investment of 4 billion euros, excluding the important number of small and medium-sized projects.

The area in question totals around 3,300 hectares, and mainly high and very high-end properties will be built and placed on the market.

In this dynamic and upscale real estate environment, I am selling my property.
It's a land measuring 8,2 hectares,


a 124 m2 house,








a barn of 60 m2,




and the possibility of building an additional 376 m2 for residential use, totaling a maximum of 500 m2.

My property remains available on the market until the end of October 2024, when it will be withdrawn.
This is because the suspension of the PDM (Municipal Master Plan) is planned to end at the end of this year. On this date, the analysis and granting of construction licenses for tourist establishments will resume only for the projects presented to the CM of Grândola before June 3, 2022, 87 projects awaiting licensing.



Only these projects will be considered for licensing, in chronological order of entry, until the remaining 4203 tourist beds are taken. 
Meanwhile, the Mayor of Grândola is reportedly negotiating the acquisition of tourist beds from the neighboring municipalities of Alcácer do Sal and Santiago do Cacem to fulfill all the license requests that have acquired some rights. to receive the license until the remaining available tourist beds, which are 4203, are exhausted.



If I obtain the license for my Rural Hotel project, with the possibility of building up to 4,913 m2, the new sales price will be €2,975,000.
